Woodcliff Lake homes, residential sales has fared far better then many parts of the country. The excesses of the mortgage industry did not drive the local market the same as in Southern California, Florida, Nevada, Arizona and many other extreme overly speculated areas with creative mortgages.
To study the Bergen County Data for closed residential properties sold privately and by all brokers we have found about an overall decline of about 20% from top tick and just under 16% on yearly average.
Average Home sales price has declined 15.77% from average sales price high of 2006.
Median sales price has declines 15.67% from 2005 median high.
With allowing for true high price and current low price the decline from the sales price high(not average) to current low is estimated to be about 20%.
This would bring current pricing back to the late 2004, early 2005 levels.
